Our valuations may be needed for mortgage lending/commercial lending for banks so that they don't over-lend on real estate and so on. That is we tell them the property is worth say RM100,000 and then they generally lend up to a maximum of 80% or RM80,000. However, at the moment (given the increased demand) we specialise in default loan / recovery work to assist the bank prior to lelong (auction).
