You can take a 100% loan depending on your lawyers..
engage a good lawyer, they will help you to mark up the selling price..
From there choose a good bank with an excellent rate (stand chart-morgage one recommended)...and they will approve 85%...
anyway you already mark up the price...so no worries..about 85%
take note your stamp duty payment wil be according to the mark up rate..
couple of hundred dollars...
